Meet Cassidy

Your advisor, your advocate — and a mom who gets it.

I'm a Utah REALTOR® with Equity Real Estate, a real estate investor, and a mama of four. That combination shapes everything about how I work. I know what it's like to need a home that actually works for a busy family — the mudroom, the backyard you can see from the kitchen, the commute that gives you time back. And as an investor, I know exactly how a house is supposed to pencil out.

I treat every client like family, which means I'll tell you the truth — even when it's not what you want to hear. I'll point out the awkward floor plan, the yard that slopes toward the foundation, and the flip that's all fresh paint and no substance. My job isn't just to get you a house. It's to protect your investment and help you get the most out of life.

Whether you're buying your very first home, selling to move up, or building a rental portfolio, I'll give you a clear plan and walk you through it — in English or en español.

Why work with me

What I look for — so you don't have to.

Anyone can open a door. I walk every home with an analyst's eye and teach you what to watch for, so you buy with confidence and avoid the expensive surprises.

01

Layouts that fight you

Great photos can hide a floor plan that doesn't fit real life. I look at flow, sight lines, storage, and where bedrooms sit relative to living spaces.

I watch for: a kitchen with no view of the yard, wasted hallways, no place to drop backpacks.

02

Drainage & grading

Water is a home's quiet enemy. Utah also has collapsible and expansive soils in some areas, so how the lot is graded really matters.

I watch for: soil sloping toward the house, short downspouts, efflorescence or cracks in the foundation.

03

Superficial flips

New paint, LVP flooring, and gray cabinets can be lipstick on a problem. I separate quality workmanship from a quick cosmetic cover-up.

I watch for: an old furnace or water heater behind new finishes, uneven trim, missing permits.

04

Location & resale

You can change a house, but not where it sits. I think about the next buyer, not just you, so your home holds its value.

I watch for: busy-road backing, planned development nearby, school boundaries, commute times.

05

The real numbers

Utah is a non-disclosure state, so sale prices aren't public. I pull MLS sold data so you never overpay based on a guess.

I watch for: online estimates that don't match comps, HOA fees, special assessments, utility costs.

06

Protection in the contract

Utah's purchase contract has deadlines that protect you — if you use them well. I make sure inspections, radon testing, and appraisal happen on time.

I watch for: due diligence dates, financing and appraisal deadlines, seller disclosures.

Good questions

Frequently asked.

What areas of Utah do you serve?

Utah County and the Salt Lake Valley — including Lehi, Eagle Mountain, Saratoga Springs, American Fork, Orem, Provo, Spanish Fork, Draper, South Jordan, and Herriman. If you're looking somewhere nearby, just ask.

¿Hablas español? Do you work with Spanish-speaking clients?

¡Sí! I'm bilingual and happy to work with you entirely in Spanish — consultations, showings, contracts explained, and every question along the way. Ver el sitio en español →

I'm a first-time buyer. Where do I start?

With a plan. We'll sit down (free, no obligation) to set a budget you're comfortable with, connect you with a lender for pre-approval, separate must-haves from nice-to-haves, and walk through how Utah's purchase contract deadlines protect you — all before you fall in love with a house.

How do you help buyers avoid a bad house?

At every showing I look past cosmetics: floor-plan flow, lot grading and drainage, signs of a quick flip, location and resale factors, and the numbers. I always recommend a professional inspection and a radon test during the due diligence period. Try my free Buyer Toolkit to see what I look for.

Why can't I find what homes sold for in Utah?

Utah is a non-disclosure state, so final sale prices aren't public record — which is why online value estimates are often off here. As a REALTOR® I have MLS sold data and can prepare a comparative market analysis so you know what a home is really worth.

Should I test for radon?

Yes. The Utah Department of Environmental Quality reports that about 1 in 3 Utah homes tested are above the EPA action level of 4 pCi/L, and recommends testing during a real estate transaction. If levels are high, mitigation is common and usually straightforward. Utah DEQ guidance.

Do you work with investors?

Absolutely — I invest in real estate myself, so I understand both sides of the table. I'll help you analyze cash flow, cap rate, and cash-on-cash return, size up rehab risk, and plan your exit. See my investor approach →

What does a consultation cost?

Nothing. Consultations are free with no obligation. If we decide to work together, I'll walk you through the written buyer or listing agreement and exactly how compensation works before we tour or list — no surprises.
